What is a Home Inspection

According to the Home Inspector Licensure Act Statutes and Rules, Oct 1, 2022, a home inspection is a written evaluation, based on observation or noninvasive testing, of two or more of the following components of a residential building: heating system, cooling system, plumbing system, electrical system, structural components, foundation, roof, masonry structure, exterior and interior components, or any other related residential housing component. Noninvasive testing means testing methods that do not result in any damage to a component or system, such as tearing, puncturing, or gouging, provided that probing a wood component or system to inspect for deterioration is permissible.

Definitions of a home inspection differ by state, and it is important to understand what you're getting when hiring a home inspector in North Carolina. 1. Thanks for the detailed overview! One thing I'd add is that it's crucial for buyers to review the inspection report thoroughly and ask for clarification on any unfamiliar terms or findings. This can help in making an informed decision.
